What is The "MLS"?
MLS, or Multiple Listing Service is a service corporation, owned collectively by area real estate brokers. The MLS provides a means for brokers to show, and sell the listed properties of other real estate brokers, referred to as "Broker Cooperation". All MLS members adhere to a strict set of rules & regulations, in order to assure the best possible Market Position for their listings ...and to assure compliance with accepted business practices and ethics. All MLS members are also members of the National Association Of Realtors (NAR), the largest professional trade organization in the United States. NAR members follow a strict Code of Ethics, which governs the way business is transacted, making consumer protection (in all real estate transactions) our primary concern.
Each property listed for sale (in the MLS), is made available to every real estate agent who is an active member of the Service. The end result of Broker Cooperation is: homes which are listed in the MLS generally sell faster, and at a much higher price (due to competition), than homes which are not listed in the MLS.
In New Jersey, there are several Multiple Listing Services, each with distinct geographic boundaries (Middlesex County MLS, Monmouth County MLS,Garden State MLS, etc.).
The MLS is a valuable tool, which Realtors use to maximize the services we provide to our clients. When you're selling a property, always ask the prospective listing broker if your home will be placed in the MLS.
